Rules & Policies

All guests, tenants, volunteers, visitors, and workers are required to read and follow these Park Rules & Policies.

Check In Time: 12:00 PM.
Quiet Time: 11:00 PM to 7:00 AM

Park Speed Limit: 5 MP

Guests/Tenants:

  • Must register upon arrival.
  • Rent due and payable in advance.   
  • All guests/tenants must be approved by management.  
  •  RV sites and cottages are limited to 2 persons.
  • RVs must be self-contained with bathroom & shower.

Visitors staying overnight must sign in at the office and pay $5 per person per day.

1.  APPLIANCES:  No refrigerators or electrical appliances are allowed outside.
2.  ANTENNAS:  Antennas of any type must first be approved by management. Basic Comcast cable tv boxes. (Not compatable with all RV's, use of satellite dish recommended for RV's with built in or recessed televisions)
3.  No Skate boards or playing in the streets.  No playing on the sea wall or docks/fishing piers.  
4.  DANGEROUS INSTRUMENTS: The use of guns of any kind, sling shots, bows and arrows and other dangerous instruments are not permitted in the park.  FIREWORKS ARE FORBIDDEN.
4.  CHILDREN: must be under direct supervision and accompanied by adults AT ALL TIMES.  Parents and guardians are fully responsible for the safety and behavior of their children.
5.  DOCKS AND BOAT RAMPS:  Boat slips are available on a "first come, first served basis" and cannot be reserved. Check with management to be certain your boat will fit our slips. Due to the shallow water you will launch your boat at the City Marina which is only a few blocks away from our facility.  You may dock you boat at Pelican's Landing for the duration of your stay (Rates Apply, SEE "RATES"). BOATS AND TRAILERS ARE NOT ALLOWED TO BE KEPT ON YOUR SITE.  We have limited space available behind our office for short term trailer storage if space is available but is not guaranteed. Boat storage is not offered and not allowed. 
6.  INSURANCE:  Each resident is responsible for their own content and liability insurance of their site or unit.
7.  LANDSCAPING:  Management reserves the right to remove all plants whether potted or planted if the plants are dead or diseased.  Guests/residents are responsible for the watering of the landscaping on their site.  
8.  LAUNDRY: Laundry lines are prohibited.  No one is allowed to hang clothing etc. outside in guests/residents’ view.
9.  NOISE:  Radios, televisions, record players, musical instruments, or the like shall be played not to disturb other residents and guests of the park.  Yelling, screaming and use of profanity if audible outside are not permitted in the park.
10. PATIO:  Only furniture specifically designed for outside is allowed on the site. All patio furniture sets must have prior approval from management.  Campfires or fire pits only in designated areas.
11. PETS:  Pets must be accompanied by their owners and ON A LEASH when outside.  Leashes must be no longer than 6 ft. Pets are not allowed on the DOCKS, FISHING PIER or CLUBHOUSE or BOAT HOUSE.  Please pick up your dog’s waste.  Two pet limit per site. Please sign Pet Lease at office. Shots must be current. All pets are subject to management approval.  No aggressive animals.  Pets are not to be allowed to be a nuisance by barking or howling.  No pet is allowed to be tied up outside.
12. REFUSE:  All trash, garbage and refuse must be placed in plastic trash bags, tied securely and deposited in the dumpster located on the property.  Trash containers on site not allowed.
13.  RESPONSIBLE BEHAVIOR is expected.   Alcoholic beverages are not allowed in the public areas of the park. Public drunkenness or improper conduct is not permitted.  Please respect others.  Do not walk through occupied sites.
14. RIGHTS: Park management shall have the right of access to the resident’s unit to prevent imminent danger to the occupant, the mobile home, RV, and/or park owned rental homes. Park management shall have the right of entry onto the lot for purposes of repair and replacement of utilities, reading of meters, protection of the property and, at all reasonable times for maintenance of the lot and /or park owned units.
15. SMOKING:  Smoking is not permitted in the office, park owned cottages, Club House or in common areas.
16. SOLICITING: Commercial or otherwise is not allowed.
17. STORAGE:  Tools & toys must be stored when not in use. Any storage underneath RV must be in weather proof containers. Patios and sites may not be used for storage.  No storage sheds allowed Please keep your site net and clean. Clutter contained and out of view
18. SUBLEASING: Not allowed on sites, RV, or cottages/mobile homes.  Changing sites is not allowed without prior management approval.  Guests/tenants cannot use Pelican’s Landing of Sebastian to sell their recreational vehicle; car or personal property, and/or operate business on the property.  For sale signs are not allowed on the property.
19. SWIMMING:  Not allowed in river.
20. VEHICLES:  The park allows Cars, Vans, SUVs and Pickup Trucks (2 ton limited) Motor Vehicles much be operable with correct license plates and in good repair.  Guest/tenants are limited to 1 vehicle in park.  Vehicles may only park in designated areas or assigned spaces.  No over hauling or repairing of cars, boats or motorhomes RV are allowed in park.  Vehicles in violation will be towed away at owner’s expense.  Guest/residents are not allowed to operate bicycles and golf carts at night.
21. WATER: Washing of vehicles and boats allowed in designated area.  Charge is $15 per RV and $5 per boat wash. Bucket washing is required and a hose with shut off required for rising.  PLEASE water site’s plants and lawn on the days designated.
22. VIOLATION: Violation of park rules and regulations and any county or state laws or legal ordinances will be grounds for eviction. Guests/tenants in violation will be asked to leave the park. NO REFUNDS WILL BE GIVEN.  Management reserves the right to deny service to anyone who does not abide by the rules and regulations.  By signing below you have agreed to adhere to above stated Rules and Regulations.

THIS PROPERTY IS PRIVATELY OWNED.  All guests/tenants hereby release and indemnify Pelican’s Landing of Sebastian Inc., its officers, and employees from any and all liability for loss or damage to property and or injury to person arising out of the use of Pelican’s Landing of Sebastian Inc. property and facilities. Please help us keep the park safe and beautiful.  

IN THE EVENT OF A HURRICANE THE PROPERTY HAS A
MANDATORY EVACUATUION POLICY OF ALL PERSONAL PROPERTY
